On 1 July 2024, the New Zealand coalition government standardized the Bright-Line test back to 2 years across all residential properties, repealing the previous 5-year and 10-year rules regardless of when the property was acquired.
If the property was used predominantly (more than 50% of the ownership duration) as the owner's primary residence, the Main Home Exemption applies and no Bright-Line tax is owed, even if sold within the 2-year window.
Interest deductibility on residential rental properties has been restored: investors can deduct 80% of mortgage interest expenses in the 2024/25 tax year, increasing to 100% full deductibility from 1 April 2025 onwards.
