Tenants renting private residential property in Ireland can claim the credit provided the tenancy is registered with the Residential Tenancies Board (RTB) where required. Parents who pay rent on behalf of their student child attending a qualifying college/university can also claim the credit.
Because relief is 20% of rent paid, a single tenant needs to pay at least €5,000 per year (approx €417/month) to receive the maximum €1,000 credit. A jointly assessed couple needs to pay at least €10,000 per year (approx €834/month) to max out the €2,000 credit.
It is a non-refundable tax credit. It directly reduces your PAYE income tax liability. If you have already paid PAYE during the year through payroll, claiming via Revenue MyAccount will trigger a cash refund straight into your nominated Irish bank account.
The property must be your private principal residence (PPR), the mortgage loan balance must have been between €80,000 and €500,000 on 31 December 2022, and the interest paid in the tax year must exceed the interest paid in 2022. The maximum credit is €1,250.
