Based on Nov 2021 baseline valuation cycle
\text{Final Annual LPT} = \text{Base Band Charge} \times \left(1 + \frac{\text{LAF}\%}{100}\right) \\
\text{Over €1.75M Base} = (0.1029\% \times €1.05M) + (0.25\% \times €700k) + (0.30\% \times (V - €1.75M)) \\
\text{Monthly Installment} = \frac{\text{Final Annual LPT}}{12}Under the current Revenue Ireland LPT structure, residential properties are grouped into 19 valuation bands. Local councils may vary the statutory baseline LPT charge by up to +/- 15% through a Local Adjustment Factor (LAF). For homes valued over €1.75 million, tax is calculated using an exact progressive formula (0.1029% up to €1.05m, 0.25% up to €1.75m, and 0.30% above €1.75m).

LPT is based on your self-assessed market valuation of the property as of 1 November 2021. This valuation remains fixed for the entire current valuation cycle (2022 through 2025/2026), regardless of general house price increases during this period.
Elected council members in Ireland's 31 Local Authorities can vote annually to vary the basic LPT rate by up to +/-15%. Authorities like Dublin City and Dún Laoghaire-Rathdown apply a 15% discount, whereas Clare and Galway County apply an upward adjustment of up to +15% to fund council services.
Liability falls on the registered property owner on 1 November each year. Payment options include annual single debit in January, 12 monthly direct debits from January to December, weekly payments at An Post, or deduction at source from your salary, occupational pension, or social welfare.
Statutory exemptions include properties severely damaged by pyrite or defective concrete blocks (mica), homes constructed or extensively adapted for individuals with significant permanent physical/mental disabilities, and certain properties owned by registered charities.
